“救市”的呼声响起，这次是楼市。
“大连
的房地产企业现在都很难得到贷款，如果银行继续不发放贷款，市场继续没有成交量，开发商必死无疑！” 6月29日，大连维泰房地产开发有限公司总经理沈彬在博鳌·21世纪房地产论坛上对本报记者说。
这一天，三亚这个风光如画的海滨城市的论坛上聚集了许多脸色焦虑的开发商。进入2008年后，几乎全中国的房地产企业都在面对岌岌可危的资金链。在这个危急的链条后面，是市场成交量的重度萎缩，企业将直面生存和死亡的问题。
尽管公众舆论对那些有“为地产商集团代言”之嫌的言论一向甚为敏感，有一批学者还是决定说话了。
他们说：在CPI周期上行、经济周期下行的背景下，中国楼市需要一场挽救市场预期的行动，因为它关乎消费，关乎经济全局。
问题是，当很多人正在谈论房价应该下跌的深度的时候，“房地产也需要救市”的言论是否合时宜？
危险的信号
中国楼市，喧嚣而迷惘。
国内房地产市场已进入至少两三年的调整和观望期，是众多地产商和房地产业专家的共识。
房价依旧在上涨。全国工商联房地产商会会长聂梅生引用了两个数据——1-5月，全国大中城市房价同比上涨9.2%，与此同时，房地产投资比固定资产投资增幅高出6%。
危险的信号已经发出。
“今年以来，像北京这样的大城市成交量连续多月同比下降三四成。交易量的持续下降和房价的同比上升是更重要的危险信号，当前的房地产的整个的态势，可以说就是一个‘难’字。”聂梅生说。
而宏观经济环境，也令房地产业进退维谷。
“经济增长的不确定性，会进一步加深。”瑞士信贷董事总经理、亚洲区首席分析师陶冬在论坛上说，“过去十年中国没有出现通货膨胀的问题，但我相信如果出现双位数的通货膨胀，在某些时间可能发出‘保8%’的呼声时，房地产将出现不同性质的变化。”
“真要到了保8%的时候，房地产的日子会很不好过，”华远地产董事长任志强回忆说，“改革开放三十年，最低迷的时候就是我们称之为通货紧缩的1996年、1997年，那时房地产全行业，连续两年出现高速的亏损。”
在此情形下，北京科技大学的赵晓认为“必须警惕信心危机”。
“房地产调控进行了4年，实际上已经接近临界点了，如果再紧缩就会出现问题。”他举例说，房地产的贷款利率，现在已经调整到7.83%，如果再调整的话就会达到临界点。
“经济变化中比较难以控制的因素就是信心。”赵晓进而主张，要在信心没有崩溃之前对房地产政策进行回调，“否则损失将是巨大的。”由于政策的滞后效应，如果CPI到达两位数、经济增长要保8%的时候，再讨论房地产相关政策的调整，可能就来不及了。
“你们的30万亿财产在贬值”
在赵晓他们看来，房地产与中国宏观经济的安危有着很大关系。
按照2007年的公开数据，在GDP增长11.9%的情况下，投资占了17.1%，消费占16%，进出口占40%。“到了今年上半年，进出口大幅下滑，要想使中国经济又好又快地发展，投资和消费这两驾马车不能进一步下滑。”聂梅生说，房地产的一头是投资，一头是消费，而且房地产的产业链很长，在固定资产投资中长期占比约20%。经济增长三驾马车中，房地产就牵动了两驾。
赵晓和聂梅生认为，鉴于住房消费对于稳固和扩大消费的拉动作用，就不能听任房地产交易量，也就是住房消费持续下滑。
房地产同时和国民收入密切相关。聂梅生粗略估算，大概有30万亿的住房资产在中国居民手中。“如果楼市像股指那样继续下滑，现在大家手中的30万亿元的财产也会贬值。”
房地产安全与金融安全的关系也不可避免地被“救市论”者拿来重点强调——房地产的资金60%(居民个人抵押贷款和开发贷款)来自银行，而中国的房地产在银行资产中所占比例是15%-20%。“当前房地产需求大量下滑，交易量急剧萎缩，对银行和地产商都是非常关键的。如果资金链断裂的话，谁都死不起。”聂梅生说。
除了地产商，焦急的自然还有“以地生财”的地方政府，因为2003年土地出让金占了地方财政收入的55%左右。尽管在过去许多年里，地方政府的土地收益被用于普通居民住房保障的比例并不高，但“救市论”学者仍然担心，地产商资金紧张，土地难卖，“将极大程度威胁保障住房建设的资金来源”。他们出示的数据是： 2005-2007年全国保障性住房的资金来源中，土地招拍挂收入占60%左右。
“如果土地出让收入下滑，拿什么钱盖保障性住房，拿什么钱解决中低收入问题？”聂梅生说。
“等待救市不如自救”
一边是盼望房价下跌的市民，一边是事关经济安全相关的许多理由，那么，我们现在该怎么办？
“救市论”专家建议，需要实施局部的政策微调，来挽回楼市的颓势，避免更大的损失。他们说：地产救市，不是要让房价上涨，更不是要恢复到2007年那样非常态的暴涨，而是要恢复普通商品住房的理性消费，以保障住房消费对消费进而对经济增长的拉动和稳固作用。
聂梅生进一步建议，“救市”应该从90平方米以下的普通住房开始启动。
2006年建设部出台的“70/90政策”(即90平方米以下住房占商品房总量的70%)，已经在2008年形成供给，但由于市场观望，造成大量90平米以下住房空置。聂梅生出示了一个数据：按照今年5月末空置面积的增幅，90平方米以下住房的空置率已达到32.3%。她主张，可以从普通商品房和双限房做起，引导市场恢复理性。
中国房地产及住宅研究会副会长兼秘书长顾云昌在接受本报记者采访时也表达了相似看法。顾云昌认为，2007年房价和地价大幅度上涨，意味着房地产泡沫已经在局部地区形成，现在到了需要防止泡沫破裂，防止地产业大起大落，维护房地产稳定、金融安全的时刻。顾建议，扩大有效需求，尤其是扩大没有风险、更有实际购买力的需求，在金融政策上予以支持。
“前不久的国务院常务会议提出要稳定市场和稳定房地产市场。”中国城乡建设经济研究所所长陈淮提到，稳定市场不应单纯理解为恢复到去年的成交量和上涨幅度才是稳定。应稳定老百姓改善住房的经济预期，稳定推进落实2007年国务院24号文件的决心和措施，也就是说完善住房保障体系。而落实“90/70政策”正是24号文件的重要内容。
“救市论”学者们没有提出微调现行房地产政策的具体意见。有业内资深人士私下设想，如果微调房地产政策，可以比照刚出台的灾区住房个人按揭政策，将90平方米以下普通住房的首付标准降到一至二成，利率优惠，减免部分税费。
相比于一部分学者的积极建言，一些开发商对“救市论”反倒不太热衷。他们认为等待政府挽救不如自救。
“政策已经形成惯性，即使马上出台政策，也不可能对市场产生立竿见影的效果。”花样年集团(中国)有限公司总裁潘军说，“等待政府出台政策来挽救房地产企业的危机是不太现实的，只能靠自身的实力渡过难关。”
阳光100董事长易小迪、金地集团董事长凌克等人也持相似的看法。

MIMO can be sub-divided into three main categories, precoding, spatial multiplexing, or SM, and diversity coding. Precoding is multi-layer beamforming. In (single-layer) beamforming, the same signal is emitted from each of the transmit antennas with appropriate phase (and sometimes gain) weighting such that the signal power is maximized at the receiver input. The benefits of beamforming are to increase the signal gain from constructive combining and to reduce the multipath fading effect. In the absence of scattering, beamforming results in a well defined directional pattern, but in typical cellular conventional beams are not a good analogy. When the receiver has multiple antennas, the transmit beamforming cannot simultaneously maximize the signal level at all of the receive antenna and precoding is used. Note that precoding requires knowledge of the channel state information (CSI) at the transmitter. Spatial multiplexing requires MIMO antenna configuration. In spatial multiplexing, a high rate signal is split into multiple lower rate streams and each stream is transmitted from a different transmit antenna in the same frequency channel. If these signals arrive at the receiver antenna array with sufficiently different spatial signatures, the receiver can separate these streams, creating parallel channels for free. Spatial multiplexing is very powerful technique for increasing channel capacity at higher Signal to Noise Ratio (SNR). The maximum number of spatial streams is limited by the lesser in the number of antennas at the transmitter or receiver. Spatial multiplexing can be used with or without transmit channel knowledge. Diversity coding techniques are used when there is no channel knowledge at the transmitter. In diversity methods a single stream (unlike multiple streams in spatial multiplexing) is transmitted, but the signal is coded using techniques called space-time coding. The signal is emitted from each of the transmit antennas using certain principles of full or near orthogonal coding. Diversity exploits the independent fading in the multiple antenna links to enhance signal diversity. Because there is no channel knowledge, there is no beamforming or array gain from diversity coding. Spatial multiplexing can also be combined with precoding when the channel is known at the transmitter or combined with diversity coding when decoding reliability is in trade-off. LONDON - Shares in Northern Rock PLC jumped Wednesday on reports that private equity firm J.C. Flowers has raised some $30 billion in preparation for a possible takeover.
Media reports said that Chris Flowers, who runs the fund, wants&<60;&<60;http://hexun.com/6693287&<60; &<60; &<60;to keep the troubled bank whole rather than split it up, cheering investors.
Northern Rock, Britain's most public victim of the global credit, said last week it had received approaches from a number of different parties about “a variety of potential transactions,” including a takeover, and that it was in preliminary discussions.
Several reports have named J.C. Flowers and fellow New York-based firm Cerberus as potential buyers.
Northern Rock declined to comment, but confirmed that it had appointed Citigroup Inc. to work alongside Merrill Lynch to advise on a range of options for the future of the company.
The lender's shares rose 11.95 percent to close at 151.80 pence ($3.10) Wednesday. The stock has dropped almost 80 percent since Sept. 13, the day before the bank issued a profit warning and announced it had requested emergency funding from the Bank of England.
Collins Stewart analyst Alex Potter said there was likely to be a 190 pence ($3.88) ceiling on Northern Rock bids and that J.C. Flowers is unlikely to go that high.
“We would continue to sell into any strength and again caution that this is a very high risk situation,” Potter said.
He said that a private equity bid would require&<60;&<60;http://hexun.com/lm22&<60; &<60;&<60; bank backing for ongoing balance sheet funding and that the price paid for the equity will be mainly contingent on this funding cost.

Foreign Exchange (FOREX)
Is the arena where a nation's currency is exchanged for that of another. The foreign exchange market is the largest financial market in the world, with the equivalent of over $1.9 trillion changing hands daily; more than the aggregate amount of the US Equity and Treasury markets combined.
Unlike other financial markets, the Forex market has no physical location and no central exchange. It operates through a global network of banks, corporations and individuals trading one currency for another. The lack of a physical exchange enables the Forex market to operate on a 24-hour basis, spanning from one zone to another in all the major financial centers, 5 1/2 days a week.

许戈辉：但是以您现在在国际上的被认知度，如果想做一种改变的话，应该是很难的吧？
丁绍光：要有勇气，第一，我觉得得冲出商业圈子。
丁绍光在美国比华利山庄的别墅，曾经被评为美国五大豪宅之一。因后来别墅租给摇滚巨星迈克尔·杰克逊，而使他在娱乐新闻中备受瞩目。这个别墅内特别设有一间如篮球场般大小的画室。2004年，他卖掉比华利山庄的别墅，花钱买回画廊的作品，退出商业专心创作。
不再与任何画廊签约，成为自由人后，丁绍光最想去西藏、新疆或者巴厘岛等地体会异域的民情民风，修养生活，等待灵感降临，继续他的艺术创作。
丁绍光：我觉得每一个画家都有个过程。在学生时代，在年轻的时候，我的思想就和现在很多青年画家的思想一样，我说我要画一种画，谁也看不懂，人家越看不懂，我越觉得我了不起。
许戈辉：越阳春白雪越好。
丁绍光：哎，就觉得好像我为下一个世纪画画了，我起码比你们提前一个世纪，那是很狂的一种思想。但是随着年龄增长，随着我到了国外对艺术的了解，我觉得 艺术恐怕最高的境界应该还是雅俗共赏。所以一个艺术家要真正成功，就是到某一天吧，比方说世界上最代表性的大博物馆都在抢你的画，认为没有你的作品我的博 物馆没水准，那才算成功。至于联合国表扬也好啊，某一个组织表扬也好啊，或者在哪个博物馆又得了个什么东西也好啊，哪个市长给你个奖也好，都没用的，没用 的，对艺术家没用的，那是个虚东西，真正的东西历史会给你评价的。我希望我的作品能留下，最起码即便是我死的时候，我觉得我尽力了，至于后人认为你还是不 行，那也怪不得谁了，怪你自己没本事，你起码不遗憾。如果我觉得我有一种可能画出更好的画来，却因为一些事拖累我，怎么做了钱的奴隶了，那我会死不瞑目 的，我死的时候觉得我这一辈子真冤啊，在这一点上我觉得应该庆幸。
许戈辉：但是如果我们换一个角度看，如果您在去美国之后一直到今天都没有被西方认可呢，那您的创作会有什么样的变化，您的思想会有一个什么样的轨迹，还会坚持吗？
丁绍光：我认为会有问题了，已经说明某种问题了。
许戈辉：比如说什么问题？
丁绍光：说明你艺术有问题，如果你到了美国20年，在世界上一点动静没有，你已经是完了，我就这样认为。
许戈辉：那我们再换一个角度，如果要是对于像梵高这样的人，现在我相信仍然还有好多的艺术家可能具有他的那种性格，或者身上有他的影子，在海外发展也好，在国内发展也好，郁郁不得志，对他们这样的艺术家您有什么样的忠告？
丁绍光：我觉得现在这种怀才不遇的情况不能说百分之百没有，但几乎不存在。凡高事件最起码教育了画界的商人，他们会瞪着眼睛在全世界大小角落到处挖掘凡 高式的人物，挖掘出一个他要赚大钱的。除非这个画家很孤僻，画了画以后藏在床底下不给人看，他只要露面，世界就会承认的。我相信今天不是梵高那个时代了。 我举一个例子，洛杉矶博物馆有这样的展览，连这样的作品都被承认了，这个作品就是20米的一个墙，这个画家的作品就是从这个墙往那个墙上跑，到那个墙就 撞，撞完了从那个墙再往这个墙上撞，最后是一身鲜血昏死在地上，这儿都OK了，那你说还有什么怀才不遇的，不会的。
许戈辉：可能就是您的这个主张会让很多人不以为然。
丁绍光：我相信。
许戈辉：我发现您所说的青年时代那种很狂妄的性格现在还有一些影子，就是您自己其实是不掩饰自己的观点的。
丁绍光：当然不掩饰。
许戈辉：也不在意去得罪人。
丁绍光：不在意，只要是真心的，不是坏心，好心，只要是好心，都不怕。

It is a 20-minute drive, and because of Yao's knee, Falsone drives Yao's Infiniti QX56 SUV. Though it's not on display on this morning, Yao's driving is a topic of amusement for many of the Rockets. When he first came to the U.S., Yao had never driven a car. "He was riding a bike the day I first met him [in Beijing]," says general manager Carroll Dawson. Yao learned to drive in parking lots, then passed his driving test (a source of great pride), but there were still some close calls. He backed into a teammate's car and was known to poke along on the highway at 40 mph
Yao’s first official trip as a licensed driver came when the prized rookie drove home immediately after obtaining his license. Yao, who once said teammate Steve Francis’ black H2 Hummer “looked like a tank,” prefers to get around Houston in his gray 2003 Toyota Sequoia. Although Yao’s SUV does not have any custom features to accommodate his 7-6 frame, it is just big enough for him not to look cramped up.
Yao Ming blocks a shot by Charlotte’s Raymond Felton Sunday night where Yao recorded 3 rejections on the night. But Yao did even more damage on the offensive end, hitting 13-of-15 shots and making 8-of-8 free throws to score a season-high 34 points.
